Lake Holiday and owners at Lake Holiday sell two different kinds of lots. Buildable lots that are connected to sewer and water, and membership lots, that are neither buildable, nor connected to sewer and water.
A membership lot means you own that land, and are a member of the association which comes with all benefits that home owners have, but you cannot build an actual home on your lot at this time.
There are membership lots that are close to existing water and sewer lines, but there is no guarantee that services will ever be extended by Aqua.
You might be asking why someone would want to buy a membership lot? Many reasons! Some buy a membership lot as an investment for if/when water is extended, others buy one simply to get the benefits of being a member. What are those benefits?
Lake Use – Just like residents you can enjoy the lake, whether it’s swimming at one of the beaches or fishing off the pier. Many members enjoy walking the waterfront roads for the views.
Boating – Members can put their boat in for the day, or rent a spot in the marina for seasonal boating. Canoe and kayak storage is also available. Perfect for locals from Winchester and West Virginia, all the way into Northern Virginia
Docks – Waterfront membership lots can have boat docks built.
Trails – Hiking, biking and walking our trails is great exercise.
Camping – Membership lot owners have use of the camping spots for extended stays. You cannot camp on your actual membership lot, only in the designated camping area.
Events – Members are able to attend any events, and serve on the board and committees. Many membership lot owners take part in these opportunities to help increase the value of membership lots.
Cost of Membership Lots
Sale Price – Membership lots run generally from $1500 to $25,000 depending on their location, waterfront membership lots go for more obviously.
Capitalization Fee – There is currently no capitalization fee for membership lots!
Monthly Dues – Membership lot owners pay lower dues than home owners, currently set at $48.98 per month (2020).
Availability of Membership Lots
It is rare for membership lots to go on the market currently. They are all owned by individuals, so it is a waiting game for someone to decide to sell. Lake Holiday does not offer lots for sale at this time, only owners.
